How long will my home take to be built?
This may vary depending on your choice of villa. As a general rule, we deliver a home “ready to move into” in 13 months from all design and finishing details being agreed.
Can I modify the designs and finishes?
Yes, you may, and we enjoy working with you to achieve the dream home you are thinking of. Our Project Manager will work with you to lock in all of the details; sharing the costs, allocations and new costs of any variances for your approval; all done in a transparent and respectful process to keep the process easy, low stress and in on budget. When you choose to build your own home, our homeowner-owned Property Owners’ Association will approve your design to ensure it is in harmony with the other surrounding homes.
How will I keep informed of progress or updates?
Your dedicated Project Manager will be on hand at all times to provide updates and ensure the smooth running of your build process and hand over. You also receive the 50% discount on our rental accommodations that we offer to encourage you to come down and be part of the process and see the progress first hand.
Is Club Membership mandatory for Royal Westmoreland owners?
The only expense that is mandatory when owning at Royal Westmoreland is the payment of the annual homeowner-owned Royal Westmoreland Property Owners’ Association Dues – the Royal Westmoreland Property Owners’ Association (RWPOA) is a non-profit company that looks after the security, roads, verges and green spaces. You can choose to be a Club Member and if you would prefer to be a social or full member. Our members, their spouse/partner, children of any age and the children’s married partners are all members when joining the Club. We even offer a golf discount for the grandchildren.
Can I rent out my villa when I am not using it?
Yes, the choice is always yours. We have known partners who perform well and are happy to be a resource for you. Royal Westmoreland does not take on rentals for homeowners as we have a conflict of interest with renting our unsold fractional villa time.
Will Royal Westmoreland manage my home?
We have partnered with external providers that have worked with Royal Westmoreland owners for many years and are very familiar with the properties on the resort, and standards on the resort and the standards expected from our owners. We have found homeowners form close relationships with their villa staff and this enhances their homeowner experience. These relationships are stronger and longer lasting when run through a direct relationship than through us and our team.
Is the pricing agreed subject to change or exchange rate fluctuations?
Pricing is locked in at the time of signing the Sales Disclosure Agreement (SDA) which we use as a document to put all the moving parts down in one place. It removes the property from the market and ultimately is used to introduce the attorneys to each other. You can choose to lock the purchase price in Great British Pounds or United States Dollars at the time of signing the SDA.
What should I expect on capital growth of my home?
As a general rule, Barbados property will retain its market value, is very stable and does not go through the swings seen in more urban areas of the world. The biggest appreciation is found in a lifestyle benefit. Some of the things we hear our clients say are: “We love to now have control of the quality and layout of our home”; “Coming and going as we please”; “Having the rentals pay the majority of our outgoings”; and “Starting the holiday from walking off the plan and into our home – it just works”.
Is Royal Westmoreland financially stable as a Developer/Operator?
We have been owned by a single shareholder since 2004. There is no debt, and the developer continues to reinvest in the Club and the building construction of speculative builds – The Turnkey Collection, to keep Royal Westmoreland fresh, current and prosperous. Truly proven not promised.
Do I need a Barbados lawyer?
Yes, you will need representation for a transaction in Barbados,. Attorneys charge a fixed rate. We track which attorneys are being used by homeowners successfully and are happy to share the list with you and make an introduction if you choose.
